India’s flexible workspace sector is increasingly positioning itself as a strategic driver of economic growth and global competitiveness, urging the Government of India to introduce supportive policy measures and GST rationalisation in the Union Budget 2026. The industry, currently valued at approximately USD 5.99 billion, is projected to nearly double in size by 2030 and exceed 100 million square feet of operational space by 2026–27, reflecting rising demand from startups, large enterprises, multinational corporations and Global Capability Centers (GCCs) adopting agile, asset-light workplace models.
A central focus of the industry’s pre-budget expectations is GST rationalisation, with stakeholders advocating that flexible workspace services be recognised as essential business infrastructure rather than hospitality. This reclassification is seen as critical for simplifying taxation, reducing compliance burdens and improving cost competitiveness for operators and occupiers alike. Operators also emphasise the need for regulatory clarity to support technology-enabled workplaces and hybrid work models, including clearer guidelines on satellite communication (SatCom) spectrum policies to ensure seamless digital integration.
Beyond tax reform, the sector is calling for steps to improve the ease of doing business, including streamlined approvals for new centres and specific incentives to encourage expansion into Tier-2 and Tier-3 cities. Industry voices are also seeking policy support for advanced digital infrastructure and sustainability initiatives, such as tax benefits for green buildings, IoT and AI-enabled workplaces, aligning India’s flexible workspace ecosystem with global environmental, social and governance (ESG) standards. Such measures are viewed as essential to accelerating digital transformation, attracting global investment, supporting enterprise growth, and promoting sustainable employment generation across the nation’s flexible workspace landscape.
